Our "Land Planning" is underway, and for an approximate $800,000 we will be informed of the direction GRF & PCM want to go.

What will we get from this? A plan on how to "make money!" Who benefits, "Naturally the owners!" How do we know this, "GRF has told us so."

Before I would give GRF a "nickle" of any profit, I would ask them to prove that they can manage the amenities with the money that they now have. They can't really! Just look at our assessments, which are rising, and our services, which are falling. With that track record they are going to "manage" our "profits" from any land planning venture. Sure!

If GRF could prove that they can be frugal with the monies that they have today, I could support giving them some more, However, I feel that it would be like throwing good money after bad. They can't handle what they have now and want us to give them some more of our money so that they can mismanage that also. This budget cycle should provide a means of measuring their intent and capability. There are tremendous potentials for savings and GRF should be in the forefront on finding them. Let's see what kind of budget they create.

It turns out that savings will only happen if residents identify how poorly our money is being managed. As documents become available, we will see greater and greater areas where saving could have been made, but have been ignored. One sure way of instilling confidence in the owners is to look at the problems our housing mutuals are facing and identifying means of reducing costs so that the housing burden is lessened and we have working plans to address the housing mutual problems (if they can be identified). 

I hold little hope that this can happen since GRF, and the Housing Mutuals, are totally dependent upon PCM to provide the problems, options and solutions. Confidence in their capability leaves one floundering like a fish out of water.  Can't you just see how many Credit Cards GRF would need to include our "Joint Venture Partners." 

One last thought! Did you notice that when the possible certification of CC&R's was brought up as a potential limitation on the selling and buying of our land, the Land Planning Attorney that "we" hired said that in effect, "It will change nothing and if you think it will, go ahead and file a civil suit, since both he and "our" corporate attorney agree that it has no impact."
