Do we need a forensic audit?
In January 2007, we renegotiated and signed Management Agreements between each Mutual and PCM. The new Management Agreements were, for all practical purposes, identical to the 2001 contract, with one exception, "The inclusion of an INCENTIVE program." This program was in effect for many years, BUT, it was only in 2006 that the Boards became aware of this program and as a result included reference to it in the current Management Agreement.

Realize this! These controls were only implemented when we were aware of whaqt PCM was doing with our money. Notice! At that time, there was no reference to Credit ...

First Credit Cards and now Expense Reimbursements
After being shocked with the extravagant charges that PCM Senior Staff have expended with the Credit Cards paid for by GRF, we can now look forward to a second round of meals paid for by Expense Reimbursement checks. Trying to contain the issue within the boundaries of Credit Cards has been unsuccessful and the residents are now expanding their distaste with GRF/PCM to this alternative method of spending our assessments.

As the residents review these unwarranted expenses, the question arises concerning all of our Maintenance costs, "Are they also done with the same quality and fiduciary responsibility as is applied to ...

More Half Truths from GRF & PCM
By May 17th, GRF & PCM plan to destroy our "GLOBE" which has been a signature of Leisure World for 40 years.

The reason being given is; The judgment against GRF & PCM by Heidi Cortese (the daughter of the founder and creator of Leisure World) demands it's removal by May 17th.

Then, residents received a copy of the judgment and learned that this was not true.  Refer to Page 3, Line 20 of the judgment which can be found on the www.rvoice.org website.

Swimming Pool 2 decision at GRF Board Meeting on May 1st.
On May 1st the GRF Board will try to make a decision on how much money should be spent on the Clubhouse 2 swimming pool. As you all are probably aware Pool 2 has been closed for quite an extensive time period (although we had been heating the spa for most of the winter while the pool was closed, quite a cost savings).

Land Planning Town Forum
Our "Land Planning" is underway, and for an approximate $800,000 we will be informed of the direction GRF & PCM want to go.

What will we get from this? A plan on how to "make money!" Who benefits, "Naturally the owners!" How do we know this, "GRF has told us so."

Before I would give GRF a "nickle" of any profit, I would ask them to prove that they can manage the amenities with the money that they now have. They can't really! Just look at our assessments, which are rising, and our services, which are falling. With that track record ...

Where are our CC&R's?
There are many questions on the existence of CC&R's. With the action that has been taken by several resident owners, it might do well to summarize where we are today and how we got here from my limited knowledge.

In 1964 Ross Cortese created the CC&R's dated 1964 for the existing co-op mutuals that were, or were going to be, built in the United Mutual (reference:Home Page >> Next Map >> Documents >> Corporate Documents == "C&R's United Mutual 1964" on this website). Credit Card Usage by PCM Staff

GRF provides PCM Staff with credit cards to use for emergency needs. For the past 3 1/2 years the billing records for these types of expenses has been requested by both Board members and Resident Owners. As a result of the change in corporate code, these type of records must now be made available to qualified requestors. Finally, these records have been given to a Resident Owner and are now available for review to see how our Credit Cards are being used.

Larry Dersh response to H Curtis 12-21-06 Letter to the Editor
In response to former GRF president Harry Curtis’s letter on December 21st I must set the record straight. As one who was active in debating and voting on the May 31st all boards meeting to change the bylaws I’m particularly offended by his insulting description of Iris Gorin accusing her of “bragging and influencing HUD”. That statement is completely false. HUD WAS NOT INFLUENCED by Iris. She simply expedited the changes that were approved by HUD. GRF By-Law Changes approved by HUD
Please be advised that due to the heroic intervention of Iris Gorin and Israel Gorin, HUD has approved the Bylaw changes effective November 30th 2006. This changes the power of 6 GRF Board Directors from having total control on the purchase and selling of land and now requires a majority of the 38 Board Members to initiate such actions.It would behoove all housing mutual directors that it is now their fiduciary duty to take control and stop the ill advised plans to sell Campo Verde, Stables and Garden center 2.
